Chas Everitt Constantia estate agents have published the Second Quarter of 2026 freehold transfers for the area and according to one of the agents who put the report together the figures are head spinning.

The Constantia property market in Q1 2026 exhibits a profound scarcity-driven price escalation. While the total volume of verified market-related transactions decreased by 31.2% compared to Q1 2025, the market’s “center of gravity” has shifted significantly. The Median Sale Price surged by 26% to R15,500,000, reflecting a market where mid-tier buyers are competing aggressively for limited inventory.

The top end remains the primary value driver, with the Hohenort enclave leading the valley with a verified R41.5m sale. The weighted Rand per m² efficiency gain of 20.2% further underscores the premium status of Constantia land. Despite lower transaction volumes, the increased average price suggests a robust appetite for luxury freehold property among high-net-worth investors.
